Pros: great location near I-40/ I-75, all sorts of commodities such as groceries stores, pharmacies, fast food chains, restaurants, parks, and only about 10 - 20 mins distant from anywhere in the Knoxville area.
Cons: incompetent, irresponsible, unprofessional, unreliable, and deceiving staff.
Maintenance is clueless and spends most of their time sitting on their cart while playing on the phone instead of actually tending to property issues such as a water leak on my kitchen sink for... approximately 4 months. They go into your apartment unannounced to “repair” or “check” information and leave things out of place, dirty, and unorganized, to a point of me finding a plunger inside my bathtub and a muddy footprint on the toilet sit.
Front office is a mess… in the past year I’ve seen about 6 different people as property manager, a dozen of leasing agents, outrageous miscommunication and disregard for tenants, and a level of incompetence I’ve never seen before in my 41 years of life.
Pest control is a joke… As I moved in there were a few “roaches” (Which came to find out while talking to some neighbors is been quite common in nearly all buildings over the past 10 years) that I was promised would be taken care off… needless to say it wasn’t. As a matter of fact, on my last month I was seeing spiders of a size of a quarter. After many arguments and a treat of taking them to court over the entire situation, I was finally given a $500 deduction towards my last rent, which came out bittersweet when the newly appointed manager informed me that my “$350 refundable security deposit was only suppose to be $250 and NON-REFUNDABLE.” I was also promised a phone call after she addressed it to regional manager, but after a week? Probably never gonna happen.
Last but not least, i went by the leasing office several times in the last 30 days of my lease and promised to deliver the key by the last day (Supposedly 08/ 18th but told I needed to leave by 08/ 16th). Didn’t matter… went by the apartment to finish cleaning up and pick up a few things I left there and surprise! They had changed the lock to of the apartment. After 1 hour and a million apologies, maintenance came by to open the door and for my surprise some of my beer on refrigerator was gone, my electric pressure cooker also gone, a lighter and my cast iron skillet were gone. Imagine my surprise when I found some of them at the managers office when I went back to ask them about it.

Do you like being able to get in contact with the manager and office staff? Do you like having working air conditioning? Do you like maintenance staff that is quick and responsive? Do you like knowing that vital services such as water will be reliably working? If so, don't live here.
It was recommended by a professional that our ac unit be replaced months ago after the second time we had issues with it, instead the Park decided to wait until it died to replace it, leaving us stranded with no... ac in the middle of summer.
Emails to both the office and the manager are rarely responded to, the office is frequently inexplicable closed during listed hours, and there is maybe a 20% chance that someone will answer the phone.
It's a battle to get anyone from maintenance to fix issues because they are constantly short staffed. I've had a issue I have been trying to get fixed for over 3 weeks now.
The units are old and have been getting 30 of the bare minimum maintenance and it shows.
Don't live here because if you have issues, you're on your own.

bugs, drugs, they have lost their entire Maintenace staff. this place is falling apart and they do not want to fix anything. you will be better off homeless than living in this place. Trash is everywhere. Three fires in three years. received electric shock changing ac filter, still not sure how that happened. This is old government housing that was repainted and had new vinyl flooring put down, that is all that was done. Unfortunately we are stuck here for now. Check the reviews on all... sites they pay people to give 5 star reviews, i'd put the email in here that offered $25 for positive reviews if it would allow. the negative reviews are the real deal. start there.

The rooms are specious and very well kept up. Staff is very helpful. A great place to live. I like the convenience of shopping.

The apartment looks fine cosmetically, but is a piece of junk. Something new is wrong almost every week it seems and maintenance takes forever to come fix it. Is not worth the wasting your money because you will hate it.
