This apartment had my vehicle towed twice in the span of 6 hours despite it being registered and allowed to be in the lot. They denied any responsibility and left the $300+ fees up to me alone. They give the towing company full jurisdiction and allow them to operate however they want despite not being owned by the apartment complex. Additionally, the complex changed my unit type and building the day after assigning it to me the day I was signing the lease. The apartment itself not worth the cost... of the unit as it is somewhat undersized with older appliances. The shower is tiny and the bathroom was not modeled with comfort in mind. The closet has a low of the space taken up by shelving on either side which inhibits reaching the back if any clothes are hung up. The water heater also takes up space in the closet. In my unit there is a constant noise from water running down pipes. This is generally normal but in this case I have not had a moment where I haven't heard it in the 6 months I've been there. It constantly sounds like every unit around me is showering and flushing the toilet at the same time. The unit also has a severe bug problem with bugs accumulating outside of my apartment which leads to some entering the apartment when I open my door. Overall I'd say there are better apartments that will offer better living arrangements in the area.

I’m so impressed with my experience at The Landings. The apartments are a great size, feel new, and include all the bells and whistles. It’s so close to campus, but not close enough to feel like you’re right on Cumberland in the middle of campus. The river views from the pool or from your balcony are amazing!

My wife, pupper, and I have lived in the Landings Riverfront Apartments for 5 years now and, put simply, it is the best apartment community we have ever lived in.
- Extremely competent management and maintenance crew. Seriously, the best that I have ever dealt with.
- The community is kept clean and tidy. Every season new flowers and shrubs are planted, and the grounds are well maintained. Over the past year, management massively redesigned the landscaping and the complex looks better than... ever.
- Pest service comes regularly and are helpful if you report that a few bugs are managing to get into your unit.
- Pet friendly. The management, tenants, and animals in this neighborhood are all very friendly. My dog loves to socialize with others on her walk, visit the main office, and watch the maintenance crew whenever they have to come to the apartment.
- Beautiful modern interiors and appliances. I have realized that this is a difficult find in the Knoxville area.
- Good community amenities. There is a gym, a pool, a grill (which I use frequently), and a fire pit that is lovely in the colder months.
- Relative to other places I have lived, guest parking is pretty good. The complex has plenty of spots for guests to park, including the often-forgotten spots on the hill. On busy occasions, some of my guests have indicated that they had to walk through the entire complex to get to my apartment, but this is not a problem for most.
- The only minor inconvenience is that parking spots are a bit tight. In order to maximize the amount of parking spots available, it looks like the spots were made a bit more narrow than usual. Sometimes I have to squeeze through my car door to make sure I don’t hit the car next to me. However, I have found that all the tenants are respectable and do not ding or scratch my car when our two vehicles are parked a bit too close to one another.
- Extremely walkable. The apartment is right on the greenway, and I can walk to the center of campus in 22 minutes and the center of downtown in 15 minutes. There is also a free trolley that has two stops in front of the apartment for days where I don’t feel like driving or walking downtown.
- Beautiful views of the Tennessee River. Almost all of the units have a great view of the river. Every morning, I step outside and see a beautiful sunrise over the river. It truly is a beautiful and inspiring view to wake up to every morning. Guests who visit my apartment are always impressed.

Lived here for 2 years and now through 2 managment companies The Landings has met virtually all my expectations. Quiet, maintenance is easy and quick, front office staff is generally receptive, it's extremely safe and in a great location. The only thing I could warn you about is there are very few guest parking spaces and that they tow (if you don't have a pass) on gamedays even if there are loads of spaces open.
